How A Holmes Inspection Actually Runs

We get on the roof rather than reading it from the driveway, and we photograph what we find. The things that decide a roof’s condition are the field of shingles — granule loss, bruising, cracking, lifted edges — the flashing around chimneys, skylights and vents where leaks almost always start, the ridge cap and the valleys where water concentrates and things fail first, and the gutters and fascia that keep water off the roofline.

You get the findings in writing with the photos attached, and then the plain-English version: what’s fine, what needs attention, what can reasonably wait, and whether an insurance claim is worth a conversation. Nothing gets added that you don’t need.

When To Get A San Antonio Roof Looked At

After any hail or wind event. After a new water stain shows up on a ceiling. Before you list or buy a home. And once a year as plain maintenance — ideally ahead of the South Texas hail season that runs March through June and can stretch into August.

Most homeowners only call a roofer once something is already leaking, and that is usually the expensive version of the same problem. A flashing separation caught during an inspection is a small repair; the same gap found after water has reached the decking can mean replacing whole sections of roof.

Timing matters for insurance too. Storm or hail damage often qualifies for a claim, and a dated, photographed report taken close to the storm is simply clearer evidence than one taken months later. Your policy — not state law — sets the terms that matter, so read it and talk to your carrier directly. We only document; we never file or negotiate a claim on your behalf.

Can I Inspect My Own Roof?

You can safely look for obvious problems at ground level — missing shingles, sagging spots, debris buildup, granules in the gutters, dents on metal surfaces — and those are worth knowing about. What you cannot do safely is get up close on shingle condition, read a flashing separation, or check valley and ridge detail. Hail-bruised shingles can be slick and structurally compromised underfoot, which is exactly the surface a homeowner shouldn’t be standing on.
