New shingle roofs carry a 15-year workmanship warranty and new metal roofs carry a 20-year warranty on our workmanship, both with free annual inspections up to 10 years, on top of the manufacturer’s own material warranty. Ask us about the specific terms for tile.
Asphalt shingles are durable, but they are not immune. The conditions that most often compromise them here are hail damage, high winds, heavy UV exposure, falling trees and limbs, and nesting animals working at an edge or a vent. Any of those can open the system up, and we repair and install asphalt roofs either way.
A well-installed metal roof is a long-horizon system — once one is well into its second or third decade it is usually worth talking about replacement rather than another repair. Short of that, most metal roof problems here are scratches, surface rust, or seam and fastener issues — repairs, not tear-offs.
It holds up well. Tile is fire and weather resistant and helps with energy efficiency, which matters in a South Texas summer. The catch is installation: tile only stays stable for decades if it is set correctly, so it rewards a crew that knows the material. If tiles crack or slip, we repair them and inspect the surrounding field rather than replacing the whole slope by reflex.
