Your Cibolo Roofing Contractor

Cibolo is one of the fastest-growing cities in the San Antonio metro, and the roofing needs here have grown right along with it. The city has jumped from under 20,000 residents to over 40,000 in just a few years, with new subdivisions breaking ground alongside established neighborhoods that are now 15-20 years into their roof lifecycles. We’re Holmes Roofing & Exterior Solutions, based in neighboring Selma — less than 10 minutes from most Cibolo addresses. We’ve worked on roofs across every major subdivision in this city, and we know the neighborhoods well.

What makes Cibolo roofing work distinct from the rest of the SA metro is the mix. You have homes in Cibolo Valley Ranch that were built starting in 2002, homes in Turning Stone from 2007, and brand-new construction going up in developments along FM 1103 right now. Each era means different building codes, different shingle specifications, and different problems. We know what to look for in each one.

Roofing Services We Provide in Cibolo

Roof Replacement — Whether your Cibolo Valley Ranch home is on its first full replacement after 20 years of South Texas weather, or hail damage has forced an early claim on a 10-year-old roof in Turning Stone, we manage the full process. We coordinate with your insurance company, pull the City of Cibolo building permit, and work within your HOA’s architectural requirements.

Roof Repair — Not every issue requires a full replacement, and we’re not going to tell you it does. A windstorm that pulled shingles off a ridge line, a slow leak around a plumbing vent, or cracked flashing where a dormer meets the main roof — these are targeted repairs that extend your roof’s life. We figure out what’s actually going on before we recommend anything.

Storm & Hail Damage — Cibolo sits in the I-35 hail corridor between San Antonio and New Braunfels. Bexar County logged 20 hail reports in 2024 alone, with stones reaching 2.5 inches. Guadalupe County — where most of Cibolo falls — sees similar activity. When a storm rolls through, we’ll inspect your roof at no charge — typically within a day or two of the event. We document damage with photos for your adjuster and handle the insurance claims process from first call to final payment.

Need a post-storm inspection? Call (210) 440-1013 — we’ll be out within 48 hours.

Gutter Installation & Repair — Cibolo’s clay-heavy blackland prairie soil makes proper drainage critical. Standing water near your foundation causes the soil to swell and shift, which leads to foundation movement, interior cracking, and doors that won’t latch. We install seamless aluminum gutters and ensure downspouts route water at least 4 feet from the foundation.

Siding & Exterior — Builder-grade siding in Cibolo’s newer subdivisions starts showing wear at the 7-10 year mark. From Hardie board replacement to full exterior repainting, we handle the complete building envelope alongside roofing work.

What Makes Cibolo Roofing Different

Guadalupe County Jurisdiction

Most of Cibolo falls in Guadalupe County, not Bexar. This matters for building permits, inspection processes, and contractor licensing requirements. We’re familiar with Cibolo’s building department and their adopted codes. A permit is required for full roof replacements in Cibolo, and we pull it as part of our standard process — you don’t need to visit city hall.

A City Built in Phases

Cibolo didn’t grow all at once. It grew in waves, and each wave brought different construction standards:

Cibolo Valley Ranch (2002-present) — One of the largest master-planned communities in the corridor. Early-phase homes here are now 20+ years old, and many are approaching their first full roof replacement. These homes were built under pre-2012 energy codes, which means attic ventilation is often inadequate by current standards. When we replace a roof in Cibolo Valley Ranch, we evaluate and upgrade ridge and soffit ventilation as part of the job — not as an upsell, but because undersized ventilation cuts years off the new roof’s lifespan in South Texas heat.

Turning Stone (2007-present) — Homes in Turning Stone typically feature Craftsman and Texas Hill Country architectural styles. Most were built with architectural shingles to HOA spec. These roofs are now 12-18 years old — past the halfway point of their expected life in this climate. We see more repair work here than full replacements, but that’s starting to shift as the oldest sections approach the 20-year mark.

Buffalo Crossing & Mesa Western — Budget-friendly neighborhoods with homes in the $300K-$400K range. Composition shingle roofs, standard ventilation, and HOA-maintained common areas. These are solid builds that respond well to standard maintenance and timely repairs.

The Crossvine & Mesa at Turning Stone — Newer construction with walking trails, community pools, and HOA-maintained common areas. These homes were built under current energy codes with better ventilation standards. Impact-resistant (Class 4) shingles are increasingly common here and qualify for insurance discounts of up to 28% on the wind/hail portion of your premium.

The I-35 Growth Corridor

Cibolo’s location along I-35 between San Antonio and New Braunfels puts it squarely in the path of storm systems that track up the interstate corridor. This isn’t theory — the corridor between Loop 1604 and FM 725 sees more frequent hail events than areas west of SA. Between March and June each year, this stretch averages multiple significant hail events. If your Cibolo home hasn’t been inspected after a storm in the last 12 months, there may be damage you haven’t noticed from ground level.

South Texas Heat and Your Roof

Cibolo’s subtropical climate pushes summer roof surface temperatures above 160°F on dark shingles — hot enough that the daily expansion-and-contraction cycle wears out roofs well before the manufacturer’s rated lifespan. The difference between a roof that gives up at 15-18 years and one that pushes past 25 comes down to three things: shingle color (lighter reflects more heat), ridge-to-soffit ventilation balance, and attic insulation depth. We evaluate all three on every estimate.

Why Cibolo Homeowners Choose Holmes Roofing

We’re right next door. Our base in Selma is literally a few minutes from most Cibolo addresses — and with the city’s rapid growth from 20,000 to over 40,000 residents, we’ve been here through every phase of that expansion. When a storm hits at 2 a.m., we don’t have to drive across San Antonio to inspect damage the next morning. We’re already here.

GAF-certified. We install shingles exactly the way the manufacturer designed them to go on, which gives you access to enhanced warranty coverage — including labor — that non-certified contractors can’t offer.

Insurance claims experience. We’ve worked with every carrier active in the Cibolo market — USAA (extremely common given JBSA-Randolph proximity), State Farm, Allstate, Liberty Mutual, and Amica. We document damage the way adjusters need to see it and handle the back-and-forth when the initial estimate comes in low.

No unnecessary replacements. If your roof is structurally sound with cosmetic wear, we’ll say so. Spending $400 on the right repair instead of $20,000 on a premature tear-off is the kind of honesty that earns referrals in a tight-knit corridor like Cibolo.

Cibolo Roofing FAQ

Answers by Joshua Holmes, Owner — Holmes Roofing & Exterior Solutions, Selma, TX.

Do I need a permit to replace my roof in Cibolo?
Yes. Cibolo handles permits through the MGO Connect portal, and Code Enforcement (200 S Main St; 210-658-4175) oversees the process. We submit the application through the portal, pull the permit, and schedule the inspection so you don’t have to.

My HOA requires specific shingle colors. Can you work with that?
Yes. Many Cibolo subdivisions have HOAs with approved color and material lists. We pull the approved options, match your selection to them, and submit any required architectural packet — proof of insurance, license, material specs — before we start, so you don’t risk an HOA violation after the work is done.

Should I upgrade to impact-resistant (Class 4) shingles?
It’s worth considering in this area. Class 4 impact-resistant shingles hold up better to hail, and many Texas insurers offer a premium discount for them — worth asking your carrier, because the discount can offset the upgrade over time. We’ll lay out the cost difference honestly so you can decide.

How soon after a hailstorm should I get inspected?
Within 7–14 days. Texas was the #1 state in the country for hail events (1,123 statewide in 2023, per the Insurance Information Institute), and Cibolo sits in active Guadalupe County hail territory near the I-35 corridor. Early documentation protects your claim. Inspections are free.

Is the estimate free?
Always. Call (210) 440-1013 for a free, no-obligation inspection — Cibolo is a short drive from our Selma base.
